      BUYING A HOME STEP-BY-STEP:
 

  • Get pre-qualified by a mortgage lender.
  • Know your comfortable price range.
  • Schedule a consultation with a real estate agent.
  • Review the New York State Disclosure Form.
  • Review homes that meet your criteria with your
       real estate agent.
  • When you find a home, submit a purchase offer
       to your real estate agent with 1% binder check.
  • Your agent will negotiate price and terms with
       you and the seller until there is an agreement
       between all parties.
  • Consider a professional home inspection that
       includes structural, water, septic and pest tests.
  • Select an attorney to represent you.
  • File an application with your mortgage lender.
  • Review contracts of sale with your attorney.
  • Receive mortgage approval letter.
  • Schedule a closing date.

NOTE: Your real estate agent will coordinate all details and aid with community services needed.

SELLING A HOME STEP-BY-STEP:
 

  • Find an agent/real estate office you would like to work with.
  • Request a market analysis from your agent to establish a fair market value for your home.
  • ​Prepare your home for showing: Repair, paint and landscape
  • Complete all listing contracts - agent submits to all multiple listing services.
  • Review marketing and advertising - agent to implement.
  • Negotiate offers presented - review purchase offers.
  • Select an attorney to represent you - review contracts.
  • Closing to be scheduled by attorneys and lending institution of buyer.

NOTE: Your real estate agent will coordinate all phases of the marketing and selling of your property.
